“The Arthur’s project was a unique project from start to finish,” says Jeff Deahl, owner of Four Seasons Design & Remodeling. John and Pam Arthur who purchased this small land-locked cottage on first basin of Lake James many years ago conceived the project. John, a retired school teacher, along with his wife worked hard all their lives to achieve both a full-time residence in Dayton, Ohio and a vacation home on Lake James but in recent years began feel the limitations of the existing cottage. Anyone familiar with this area of Palty Town, the Arthur’s cottage is several houses down from the Christian Assembly, knows how tight the 30 and 40 year old cottages are built right up to lot lines. Hence, the real challenge on how to enlarge a simple cottage, on a simple budget, was to go straight up.
The first time Deahl met Arthur she had drawn on several pieces of paper her ideas of floor plans and had taped them together to make a large enough layout to convey her ideas. The project involved removing a roof section over a lower block basement and framing a floor system to expand the first floor living space and foyer area. This main level addition was also to provide area for the winding oak stairway to the completely new second floor bedrooms and full bathroom. Several modifications had to be performed to the existing first floor walls and ceiling joists to allow for new engineered floor joists to span the lower area allowing for the new second floor.
The addition of the second floor opened a spectacular view of Lake James from the new master bedroom with ample closet space. The back of the second floor addition came out on grade level in the rear where the parking area is. “It is a really unique access to the cottage and the workability is user-friendly making the home so much more accessible” says Deahl. This entrance goes directly into the master bedroom. The second floor allowed for the addition of valuable bedroom space and another full bath. In the bathroom a pedestal sink and neo-angle shower were both featured - simple yet durable. This project has many special features like a gas fireplace with oak surrounds and beautiful hardwood oak flooring throughout the house making it easy to clean and maintain. Above the winding staircase on the second floor vestibule a whole house ventilator was also added. The original exterior steps were kept to the new front door entrance and a small deck was added allowing space for John’s barbeque. The exterior was finished with vinyl maintenance free siding and all new Certainteed windows assuring 20-30 years of trouble free lake living on a modest budget.
